Seven years ago, my wife and I bought a home; we got a really good deal because we bought from a family friend. After a 100K down we opted not to do a home inspection because the property was being sold as is. On taking possession of the property, we realized what we stepped into. There were tons of repairs that we did not anticipate. One year and 50K later we had learned a major lesson. GET A HOME INSPECTION! That year of fixing my house taught me so many things about what makes a home good and what makes a home bad. After much studying, I became a certified Home Inspector. Now I have had the pleasure of helping other families make an informed decision. For many, buying a house may be the biggest investment they make in their lifetime. A standard home inspection does not include the following; however we highly recommend the following testing be done as needed

• Asbestos testing

• Radon Gas testing

• Lead Paint testing (paint and water)

LEAD TESTING

Lead is a toxic metal that was used for many years in paint and other products found in and around our homes. Lead also can be emitted into the air from industrial sources and lead can enter drinking water from plumbing materials. Lead may cause a range of health effects, from behavioral problems and learning disabilities, to seizures and death. Children six years old and under are most at risk. LEAD POISONING effects over ONE MILLION children a year.

Common sources of Lead Poisoning:

•Deteriorating lead-based paint/dust

•Lead contaminated residential soil

•Water

ASBESTOS TESTING

Asbestos is a mineral fiber that was used in a variety of constructions applications (texture or popcorn ceiling, insulation, floor tiles, etc.) Asbestos can cause lung cancer and mesothelioma. We recommend testing, most especially when texture or popcorn ceiling exists in the home.

RADON TESTING

Most people have not heard of the gas known a Radon . According to the EPA radon is the number one cause of lung cancer among non-smokers, and number two cause overall. The EPA states that exposure to radon in the home is responsible for an estimated 20,000 lung cancer deaths each year. Radon is present in almost all rock and all soil and water. It is important that each home is tested for radon levels. The EPA recommends immediate action taken when radon levels in the home reach 4 pCi/L.

*Please note that radon testing should be done after the home is purchased. Due to multiple day testing and expensive equipment, owner occupancy is required. Lowering a homes radon level is both affordable and simple.

Q: Who needs to get a home inspection?

A: According to U.S. Department of Housing all homebuyers should get a Home inspection.

Q: When should I order my home inspection?

A: Most standard purchase contracts in California give the buyer 17 Days to complete a home inspection. Please keep in mind that your Real Estate Agent needs time to write up request for repairs or a credit at the close of escrow. You or your real estate agent should order an inspection within days of an accepted offer.

Q: Should I be present at my home inspection?

A: We encourage clients to be present at the inspection; however, it is not necessary to be present. You will receive a detailed report with color pictures and a summary of suggested repairs. Clients not present will receive a virtual video inspection FREE of charge. Only major issues will be videoed. Clients should feel free to call us with any questions.

Q: What is included in a standard inspection

A: Our standard inspection report covers all the major systems and structural elements of the house; heating and air conditioning, plumbing and electrical, roof, foundation, attic and visible insulation, walls, doors, windows and all visible structures.

Q: What other test should I order?

A: Radon testing is extremely important being that it is the number two cause of lung cancer. Lead in drinking water is also important as many houses utilize lead pipes.
